How walking times and driving distances work on a neighborhood map

Help guests, buyers, and renters understand what is nearby with clearly labeled travel times and distances from a hotel, vacation rental, home, or development.

The short answerStart with the property’s actual entrance, use route estimates for the relevant travel mode, and label the starting point, minutes, and distance. Your map can show walking estimates nearby and switch to driving estimates beyond an agreed walking threshold.

Choose the starting point before measuring nearby.

A neighborhood map needs a clear origin: the hotel’s guest entrance, the vacation rental’s front door, a home listing, or the entrance residents actually use at a development. A pin in the middle of a large property can give a different result from its pedestrian gate or vehicle entrance.

Tell us the address and any access detail you already know. For a hotel, Airbnb, or Vrbo property, you might want breakfast spots and groceries. A real estate listing might highlight parks, shops, and other everyday amenities. You can bring your favorite places or ask us to help research the agreed selection.

A simple starting brief

“Start at our rental’s front entrance. Find restaurants and grocery stores within a 20-minute walk or a five-mile drive. Include these three favorites, and help us review the rest.”

Route distance is different from a radius.

A straight-line radius measures across the map. A walking or driving route follows the available network of paths or roads. A café across a river may look close to a property but require a longer trip to reach the bridge. Pedestrian access and vehicle access can also be different.

“Within a five-mile drive” should describe driving-route distance, rather than a five-mile circle. “Within a 20-minute walk” describes estimated walking time along available routes. We agree whether your map uses distance, time, or both, and which categories and places to include. A geographic search is a starting point for a reviewed selection, not a promise that every matching business has been found.

Routing services distinguish travel modes and return route distance and estimated duration. For example, Mapbox’s Directions documentation describes separate walking, driving, and traffic-aware driving profiles. We agree the source and approach for your project; mentioning a provider here does not mean every MapEdition map uses that service.

Switch from walking to driving at an agreed threshold.

You can choose a display rule such as: show walking time for places up to and including a 15-minute walk; for places beyond that, show a separately estimated driving time and driving distance. A different audience might prefer a 20-minute walking threshold, or both modes displayed together.

The location does not move when its label changes. A place estimated at 15 minutes and one second on foot could be shown as “4 min drive · 1.2 mi from the property” if those are its separate driving estimates. We do not convert walking minutes into driving minutes using a fixed multiplier.

Apply the threshold before rounding the display label. At a 15-minute threshold, 15:00 qualifies as walking and 15:01 falls into the driving display—even if both walking estimates would round to “15 min.” We agree the boundary and rounding rules so the result is consistent.

A worked example: one property, four nearby stops.

Suppose a hotel chooses a 15-minute walking threshold. The table below illustrates how each card could be labeled. All figures and places are invented to explain the display rule; they are not measurements, real recommendations, or a working route calculation.

Swipe the table horizontally to see each estimate and label.

The grocery label uses the driving route’s 1.2 miles, not the walking route’s 0.9 miles. If you want to retain the longer walking option, we can discuss showing both modes instead of switching the primary label.

A five-mile driving limit would be a separate selection rule. Decide whether it limits which places appear, while the walking threshold decides how the included places are labeled. These are two different choices.

Explain what the travel estimates include.

A label should say where the trip starts, which travel mode it uses, and whether it is an estimate. “About 12 min walk from the hotel entrance” is more useful than an unexplained “12 minutes.” Miles or kilometers can sit beside the time, using the same route and mode.

Walking estimates depend on the route and assumed pace. Driving estimates may use typical conditions or a traffic-aware source, depending on the agreed implementation. Do not call a stored driving estimate “live traffic.” Parking, time spent finding an entrance, and stops along the way may not be included.

A walking estimate does not certify step-free access or suitability for every guest. If those details matter to your audience, discuss the required information and checks with us. When a route is unavailable or uncertain, we can leave the estimate off or label it clearly rather than substitute a straight-line distance and call it a walk.

“Dynamic” can mean that choosing a place reveals its associated estimate or that the display switches mode according to your chosen rule. It does not necessarily mean the routes are recalculated on every visit. We agree how the estimates are sourced, checked, and refreshed.

Review the map around the story you want to tell.

We can begin with one address and a short request. A helpful review then checks the actual entrance, your preferred places, the walking threshold, units, categories, and how each label reads. You do not need to prepare coordinates, route calculations, or a finished spreadsheet to start.

You review a working preview and share corrections by email or on Zoom. We refine the selection and presentation with you, with any route integrations, refresh arrangements, and additional costs agreed for the project. The aim is a useful picture of the neighborhood that fits your guests, buyers, renters, or readers.
